Buying property in the Whitsundays this spring? Start with the property’s value, the location that suits you and the costs you will carry after settlement. A home in Cannonvale, an Airlie Beach apartment and a Bowen investment each need a different assessment.
This free Whitsundays property buyers guide brings together recent market figures and practical checks for home buyers, investors and people purchasing from interstate. At Reef Side Buyers Agent, we help you work through those decisions before you commit.
Whitsundays property market update for spring 2026
Opteon’s first-half 2026 market report, published on 10 August 2026, reported a Whitsunday local government area median of $700,000 for houses and $575,000 for units.
Its suburb figures show why location and property type matter.
| Location | Property type | Reported 2026 median |
|---|---|---|
| Cannonvale | Houses | $899,000 |
| Jubilee Pocket | Houses | $870,500 |
| Proserpine | Houses | $670,000 |
| Bowen | Houses | $610,000 |
| Airlie Beach | Units | $680,000 |

Our buying advice is to use these figures as background, then assess the individual property against recent comparable sales. Condition, views, land size, access and ownership costs can all change what a sensible offer looks like.
Choose a suburb that fits your plans
Decide whether you are buying a permanent home, a long-term rental or a holiday property. Then compare locations against that purpose.
- Airlie Beach: For an apartment or holiday property, check the complex’s costs, management arrangements and whether your intended use is permitted.
- Cannonvale: For a home, test the actual journey to work, schools and shops. Compare the layout, parking and maintenance needs of each property.
- Jubilee Pocket: Assess the individual block, including slope, drainage, vehicle access and privacy.
- Proserpine: Consider your daily travel needs, the property’s condition and what any planned alterations would require.
- Bowen: Match the location to your lifestyle or target tenant. Ask a local property manager for evidence supporting the rental estimate.
The right suburb is the one that works with your budget and how you plan to use the property.
Check the costs and risks before making an offer
Build your budget around the full cost of ownership. Alongside your deposit and loan repayments, allow for purchase costs, rates, insurance and maintenance.
For each property, work through these checks:
- Planning and hazards: Check the address using Whitsunday Regional Council’s property information and mapping resources. Review relevant zoning and hazard overlays, and ask about approvals for your intended use.
- Insurance: Obtain a quote for the actual address early. Ask the insurer to explain the cover, exclusions and excesses relevant to the property.
- Building condition: Arrange independent building and pest inspections. Have concerns about the roof, moisture, drainage, retaining walls or unapproved work checked by the appropriate professional.
- Body corporate: For a unit, have the records reviewed, including levies, finances, meeting minutes, insurance and planned major works.
- Rental assumptions: Request a written rental appraisal and estimate income after management fees, vacancy, maintenance and other expenses. For holiday letting, confirm permissions and management arrangements before relying on projected income.
Negotiate with a clear buying limit
Before making an offer, compare similar sold properties and set a maximum price that leaves room for the costs you have identified. A listing’s asking price is one part of the discussion; your offer should reflect the evidence and the property’s suitability.
Price, settlement timing and inclusions can all form part of the negotiation. Have your solicitor advise on the contract and appropriate conditions before you sign.
If you are buying from interstate, arrange local inspections and a walkthrough so you can assess the property beyond its listing photos.
